Job Title/Position: Maintenance

Brief Description of Job Responsibilities:

  1. Responsible for general mechanical and preventative maintenance. This includes inspections, servicing, and repairs of equipment and facilities.
  2. Performs quarterly Life Safety Audits.
  3. Cleans and maintains HVAC equipment, this includes air compressors, tab or VAV boxes, thermostats, belts, filters and lubricants etc.
  4. Services plumbing, as well as electrical systems
  5. Repairs desks, file cabinets, chairs and other furniture and fixtures
  6. Installs, operates and test new equipment. Assembles moves and installs furniture and fixtures
  7. Assists other staff in handling materials on large installation projects
  8. Performs electrical safety checks of equipment and testing generators and emergency equipment
  9. Maintains adequate supply inventories of such items as filters, lamps and plumbing parts
  10. Keeps supervisor informed of any unsafe items or conditions and makes recommendations
  11. Attends required meetings and participates in committees as requested
  12. Enhances professional growth and development through in-service meetings and education programs
  13. Performs related work as required including snow removal
  14. Possibility of overtime. May include Saturday and Sundays if needed
  15. Repairs to floor, wall coverings, painting and wall repair as needed
  16. On-call scheduled every 5th week (on-call hours are 24/7 for facilities)
  17. Meet daily with supervisor to discuss special needs, problems, and assignments

Specialized Responsibilities:

Performance Requirements:

  1. Knowledge of building maintenance concepts
  2. Knowledge of basic computer skills
  3. Knowledge of common safety hazards and precautions to establish a safe work environment
  4. Skilled in using precision tools
  5. Skilled in reading blue prints and diagrams
  6. Skilled in manual and finger dexterity
  7. Ability to identify problems and recommend solutions
  8. Ability to establish and maintain effective working relations with staff and vendors
  9. Ability to communicate clearly and follow instruction.
  10. Ability to multi-task

Education/Experience/Certifications:

  1. High school diploma or a GED
  2. Trade or vocational school diploma preferred but not required
  3. Valid Driver`s license

Typical Working Conditions:

On-site work environment. Frequent exposure to mechanical and electrical hazards. Occasional evening or weekend work. Required to drive site to site for different jobs.

Typical Physical Demands:

Prolonged walking or standing, repeated stooping, squatting, stretching, climbing of ladders. Requires eye-hand coordination in utilizing equipment and tools. Frequent lifting and carrying material up to 50 pounds. Fine manual dexterity necessary to repair or replace fine components. Ability to work under high stress conditions, keeping irregular hours and being organized. Requires exposure to communicable disease and bodily fluids. Requires visual acuity correctable to 20/30, normal color perception and hearing within normal range.

  1. Lifting/ carrying or push / pull items up to 100 pounds every other day required
  2. Needs to be able to crawl into tight spaces (attic / machinery)
