Assistant Manager
Job Location: Houston, TX

Job Description:

  • Assist the Community Manager in the initiation and management of all core business processes, including but not limited to leasing, resident relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, vendor relations, selection and recruitment, and team member development
  • Responsible for ensuring the opening and closing of the community including all amenity areas and models is completed daily
  • Ensure vacant apartment homes are rent ready prior to touring clients
  • Tour clients through the community, models and vacant apartment homes
  • Client Relations including but not limited to discussing availability, answering questions regarding application and lease paperwork, assisting with move-ins and move-outs, receiving service requests, resident retention, and renewal negotiations
  • Ensure completion of all lease applications and participate in verification of applications, which may include notifying prospective residents of screening results
  • Maintain organized and updated files for applicants and residents that comply with Summit policies and as required by law
  • Monitor client expectations through resident satisfaction phone calls and in person discussions
  • Maintain market awareness of competitors
  • Work with the Community Manager to set performance goals for the community and leasing team
  • Monitor progress towards performance goals including occupancy, leasing and closing ratios, etc.
  • In conjunction with the Community Manager, train and motivate leasing team
  • Maintain accurate applicant and resident records in accordance with Summit policies both electronically and in files
  • Review and update daily and weekly reports related to vacancy, leasing activity, etc.
  • Accept resident payments
  • Enhance community's social media postings in conjunction with Marketing Director
  • Create and implement the community's quarterly marketing calendar
  • Conduct a monthly online advertising audit to ensure pricing, contact information, hours, etc. are accurate
  • Participate in quarterly networking events

Physical Requirements:

  • Stand, walk and sit alternatively depending on specific needs of the day
  • Ability to:
    1. Push, pull, bend, stoop, squat, kneel, climb stairs and reach above shoulders
    2. Lift up to 40 lbs.
    3. Work indoors and outdoors (in various weather)

Minimum Requirements:

  • GED
  • 4 years experience in property management, customer service and/or hospitality
  • 2 years experience in marketing and/or promotion
