Leasing Consultant
Job Location: Houston, TX

Job Description:

  • Assist the Community Manager in the initiation and management of all core business processes, including but not limited to leasing, resident relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, vendor relations, selection and recruitment, and team member development
  • Respond and actively manage all incoming leads by way of Summit sponsored software systems. Ongoing performance reviews of the Leasing Consultant will be judged heavily by their timely use of and success leasing apartments through these services
  • Creating new ways to market the property to prospective residents through resources online, in person, by way of their teammates at other Summit properties and amongst their peers within the apartment industry
  • Ensure vacant apartment homes are rent ready prior to touring clients
  • Client Relations including but not limited to discussing availability, answering questions regarding application and lease paperwork, assisting with move-ins and move-outs, receiving service requests, resident retention, and renewal negotiations
  • Tour clients through the community, models and vacant apartment homes
  • Ensure completion of all lease applications and participate in verification of applications, which may include notifying prospective residents of screening results
  • Maintain organized and updated files for applicants and residents that comply with Summit policies and as required by law
  • Complete all lease paperwork including related addendums
  • Monitor client expectations through resident satisfaction phone calls and in person discussions
  • Maintain market awareness of competitors
  • Maintain accurate applicant and resident records in accordance with Summit policies both electronically and in files
  • Accept resident payments
  • Review and update daily and weekly reports related to vacancy, leasing activity, etc.

Physical Requirements:

  • Stand, walk and sit alternatively depending on specific needs of the day
  • Ability to:
    1. Push, pull, bend, stoop, squat, kneel, climb stairs and reach above shoulders
    2. Lift up to 40 lbs.
    3. Work indoors and outdoors (in various weather)

Minimum Requirements:

  • GED
  • 2 years experience in property management, customer service and/or hospitality
  • 2 years experience in marketing and/or promotion
