Brief Description of the Job
Under the direction of Building Maintenance Supervisor, installs, maintains, and repairs heating, air conditioning, and refrigeration (HVAC) systems and units. Maintains City buildings in comfortable working environment. Adds or replaces new equipment and troubleshoots current equipment as necessary.
- Job Duties
Maintain HVAC Units (75%): Conduct regularly scheduled maintenance as directed by the Building Maintenance Supervisor, on a monthly basis, inspecting buildings and identifying preventive maintenance needs to ensure that HVAC systems do not fall into disrepair. Diagnosis and troubleshoot HVAC systems, refrigerators, freezers, washing machines, driers and ice machines. Install gas lines and duct work, recover and recycle refrigerants, perform pressure tests, interpret results, and perform metal fabrication as required. Repair existing equipment and install new equipment as necessary. Purchase refrigerants as needed. Review blueprints, building codes, and specifications to ensure accuracy and compliance of work.
Assist Other Division Disciplines (20%): As assigned, assist other Building Maintenance disciplines to include, but not limited to Plumbing, Carpentry, and general building preventative maintenance.
Safety in the Workplace (5%): Proactively identify, remove, and/or report potential hazards. Take steps to address, remove, or report hazardous conditions to Supervision. Comply with City, State, and Federal safety procedures and protocols in the performance of job duties. Ensure equipment and property safety.
Perform other duties as assigned.
Formal Education: High school diploma or equivalent along with advanced study or training in HVAC technical school required.
Experience: Over two years of experience in the HVAC field required.
Driver`s License Required: Class D South Carolina license.
Certifications and Other Requirements: Municipal Association of SC Journeyman certification in HVAC required within 6 months. Universal refrigeration certification required.
Knowledge, Skills, and Abilities
Knowledge: Work is difficult and diversified with limited precedent and requires the frequent application of a high degree of independent, logical, evaluative, and/or professional thinking to originate and develop procedures, techniques or ideas within the parameters of a broad conceptual outline. Work requires advanced skills and knowledge in approaches and systems. Independent judgment and decision-making abilities are necessary to apply technical skills effectively. Work product primarily affects processeses and program/functional areas within the department.
Reading: Intermediate Level: Ability to read papers, periodicals, journals, manuals, and policies.
Math: Intermediate Level: Ability to deal with a system of real numbers; and practical application of fractions, percentages, ratios/proportions and measurement.
Writing: Intermediate Level: Ability to write reports, prepare business letters, summaries, meeting minutes, and emails using proper format, punctuation, spelling, and grammar, using all parts of speech.
Machines, Tools, Equipment, and Work Aids: Pipe thread machines, welding and cutting equipment, hand tools, meters, gauges, and Freon reclamation machine.
Primary Work Location: Office environment, warehouse, shop, vehicle, and outdoors (roof top).
Environmental/Health and Safety Factors: Frequent exposure to unpleasant environmental conditions and/or hazards. Majority of work performed outside or with exposure to risk. Daily exposure to extreme temperature and wetness and/or humidity. Monthly exposure to noise and vibration and physical hazards. Seasonal exposure to respiratory hazards. Occasional exposure to mechanical hazards and electrical hazards.
Protective Equipment Required: Safety glasses, shoes, gloves, and protective clothing.
Continuously requires vision. Frequently requires standing, walking, lifting, reaching, carrying, handling, kneeling, balancing, and talking. Occasionally requires fine dexterity, sitting, pushing/pulling, climbing, bending, crouching, hearing, and twisting. Heavy strength demands include exerting 50-100 pounds occasionally, 25-50 pounds frequently, or from 10 up to 20 pounds constantly.
Occasionally requires frequent change of tasks, irregular schedule/overtime, performing multiple tasks simultaneously, working closely with others as part of a team, tedious or exacting work, and noisy/distracting environment. Rarely requires time pressures.
