Duties and Responsibilities (Including but not limited to): Responsible for operating and maintaining the building facilities for Mega Fluid Systems. Coordination of schedules and personnel to support cleaning, preventative maintenance, repair, renovation projects, waste reduction improvements and safety inspections. Coordinates and directs the maintenance of all building systems including mechanical, electrical, fire/life safety, security, plumbing and waste management. Responsible for coordinating inspection, maintenance and repair of mechanical, electrical, plumbing, and other facilities related systems to ensure optimal operating results. Ensuring all utility systems are inspected and in accordance with regulations. Maintain adequate inventory of facilities related supplies and drive restock activities. Execute facilities related equipment audits and record-taking policies. Ensures facilities maintenance work follows safety standards, conforms to specifications, and work orders are tracked and completed within the budgeted guidelines. Assist with estimate preparation and management of facilities planning and space allocation. Must manage contracts with and performance of outside vendors for supplies, repairs and other services. Assist in getting bids and contracts for third party workers for facilities related projects. May oversee contractors engaged for facility renovation projects. Coordinating between department heads and building contractors when necessary. Maintaining a safe work environment for all employees. Ensure coordination and compliance with all safety and security protocols. JOB SKILLS AND REQUIREMENTS Analytical Skills: Be able to analyze problems and information and make decisions based on knowledge of policies, departmental needs, current business conditions and common sense in making decisions. Experience: 2-5 years prior experience supporting management of building facilities or direct experience in facilities maintenance. Communication: Ability to clearly and effectively communicate (verbal and written) to all levels of Mega employees, vendors and other service agents. Responds effectively and efficiently to internal customers, maintain composure and objectivity in challenging situations. Makes commitments that are realistic and attainable, and keeps them, delivery on time with high integrity. Attention to Detail and Organization: Quality control is very important aspect of this position. Safety is a key focus of this job. Successfully plans, prioritizes and organizes work to achieve desired results within established time frames.
