Job Description

Brief Description of the Job
Under the direction of the Building Maintenance Supervisor, oversees electrical repairs and maintenance for approximately 219 City facilities. Installs and monitors performance of installed electrical equipment for hazards, adjustments, or replacement. Repairs, installs, replaces, and tests electrical circuits, equipment, and appliances using appropriate tools and testing instruments. Repairs and maintains motor control centers and programmable logic controls (1000 volt and below). Plans electrical secondary system additions or modifications. Performs maintenance repairs using bucket truck and scissor lift. Assists others within the division including, but not limited to plumbing and HVAC. Utilization of maintenance tools, instruments, and equipment is required.

Job Duties

Essential Functions
Perform Electrical Maintenance of Buildings (55%): Utilize appropriate tools and diagnostic equipment to repair, install, replace, and test 1000 volt and below electrical circuits, equipment and appliances. Ability to use hand and power tools applicable to trade. Diagnose and repair electrical controls, industrial motor control centers, and programmable logic controllers for secondary systems 1000 volt and below. Lead and train staff and/or students in electrical repair and maintenance. Stay abreast of industry developments in electrical repair and maintenance.

Maintain Street Lighting Equipment (35%): Troubleshoot equipment and oversee maintenance of 1000+ downtown street lighting. Repair and/or replace broken/defective parts. Procure and install equipment. Plan and estimate work. Other duties and responsibilities as assigned.

Operate Equipment and Perform Relief Driver Duties (5%): Operate equipment for snow removal, street sweeping and street light repairs. Move equipment with trailer and function as relief driver as needed.

Assist with Other Building Maintenance Disciplines (5%): Assist with other building maintenance disciplines to include but not limited to include plumbing and HVAC.

Perform other duties as assigned.


Job Requirements
Formal Education: Associate`s Degree or equivalent experience in electrical or related to essential functions is required.

Experience: Over four years of experience in troubleshooting electrical systems is required.

Driver`s License Required: Class D South Carolina license.

Certifications and Other Requirements: Must have Municipal Association of SC Master Electrician License. HVAC journeyman license is preferred. Computer experience preferred.

Knowledge, Skills, and Abilities
Knowledge: Work is difficult and diversified with limited precedent and requires the frequent application of a high degree of independent, logical, evaluative, and/or professional thinking to originate and develop procedures, techniques or ideas within the parameters of a broad conceptual outline. Work requires advanced skills and knowledge in approaches and systems. Independent judgment and decision-making abilities are necessary to apply technical skills effectively. Work product primarily affects processes and program/functional areas within the department.

Reading: Intermediate Level: Ability to read papers, blueprints, periodicals, journals, manuals, and policies.

Math: Intermediate Level: Ability to deal with a system of real numbers; and practical application of fractions, percentages, ratios/proportions and measurement.

Writing: Intermediate Level: Ability to prepare reports and estimates for repair work and equipment recommendations.

Machines, Tools, Equipment, and Work Aids: Ability to read commercial electrical blueprints and apply NEC through the full range of commercial and industrial maintenance and construction work. Ability to read, understand, follow, and enforce safety procedures. Ability to use electrical meters, hand tools, bucket truck and scissor lift. Ability to use laptop computer and smart phone with internet access.

Working Conditions
Primary Work Location: Outdoors (rooftop, ground equipment areas), indoor electrical/mechanical rooms, attics, and closets.

Environmental/Health and Safety Factors: Frequent exposure to unpleasant environmental conditions and/or hazards. Majority of work performed outside or with exposure to risk. Weekly exposure to wetness and/or humidity, respiratory hazards, noise and vibration, and physical hazards. Frequent exposure to mechanical hazards, chemical hazards, electrical hazards, and fire hazards. Occasional exposure to explosives, communicable diseases, and physical danger or abuse.

Protective Equipment Required: Safety glasses, hard hat, steel-toed shoes, protective clothing including arc-flash equipment, and hearing protection.

Physical Demands
Continuously requires vision and hearing. Frequently requires standing, walking, lifting, carrying, kneeling, reaching, pushing/pulling, climbing, bending, crouching, and talking. Occasionally requires fine dexterity, handling, sitting, crawling, foot controls, balancing, and twisting. Heavy strength demands include exerting 50-75 pounds occasionally, 25-50 pounds frequently, or from 10 up to 20 pounds constantly.

Mental Demands
Frequently requires frequent change of tasks and working closely with others as part of a team. Occasionally requires time pressures, emergency situations, irregular schedule/overtime, performing multiple tasks simultaneously, tedious or exacting work, and noisy/distracting environment.
